Sometimes all our client requires is the basic traditional survey providing an analysis of the construction of the property, of its condition and of any existing or potential problems together with advice on how to deal with these cost efficiently. However, we experience regular demand from clients and also therefore assist them by providing contacts or additional services for feasibility studies in the following areas:
General services prior to the purchase of a property:
- Legal and fiscal real estate purchase project structuring
- Analysis of project potential under town planning regulations
- Floor area calculations for evaluation purposes
- Gross development budget evaluations
- Technical feasibility assessments
Available individually or as multiples, these services are also available after the purchase of the property.
General services prior to or after the purchase of a property:
- Analysis and general advice on projected works
- Analysis and calculation of likely project costs
- Programmed and budgeted works assessments
- Measured surveys, drawings and planning applications
Should any of these services address a suspensive condition to the purchase contract, sufficient time must be allowed for these to be completed within the general conveyancing delays. Where this is not the case, these services often overspill into the period post acquisition when the new owner and client can grant permanent and completely unrestricted access for additional investigations and tests in operation for a final and complete verification of the property and potentially a review of the initial findings and proposals.
